Located close to Cidade Campestre (Capuche ) where plots
of 10 x 20m (200 m2 are selling for R$32,000.
Price per plot of 450m2 - R$ 30,000, or multiple plots can be negotiated.
Our architect who works with the town hall, has
produced a study, which consists of a block of 3 floors with 2 apartments per
block of 55m2 each, on each of the 20 plots. The design of these will be
similar to those we are currently building close by, but three floors instead
of two and only one block per plot.
Project has to be done, and will cost in the region of
R$10,000 with repeats of around R$500 per plot .
Selling price of the units will be pitched at R$80,000
and build cost will be around R$33,000 each unit.
Land cost per unit constructed will be R$5,000.
Gross profit per unit estimated to be around R$40,000.
Options
- Buyer contracts for say 4 – 10 plots. Each block will require funds of around R$200k. Agent will sell forward once all documentation is in place for planning. Revenue can be rolled over to fund each phase.
- Buyer contracts for all 20 plots with a discount.
- Buyer can do his own project entirely- for example he may wish to build only houses – dividing the plots differently could produce 26 plots 10 x 30m and 6 plots 10 x 20 m, totalling 32 houses. Plot per unit for this would cost around R$16,000, with build costs around R$28-30k gross profit per unit would be around R$36,000 per unit.
- Buyer
can offer permuta- say R$250,000 plus 6 houses,
or in the case of 120 units of apartments – 15% of construction.
The study for the 9000m2 land is for 3 floors, with 6 units in total on each plot of 450m2. Design could be similar to the above, or the architect can design something totally original.
