2 profitable construction projects in Natal,Brazil


Here are 2 small development projects available
for sale/partnership
on the outskirts of Natal city.


First project;

Project for 15 houses in developed urban location,just outside Natal city.



         Located in Av.Pau Brasil next to existing developments of popular houses, the road designated to be a principal road in the area.
         15 plots purchased with planning consent and project plans.
         Funded, the build out would be in the region of 6-9 months
         Selling prices projected to be around R$75.000 -80,000.
         High demand for this price level.

         Cost of build around R$28-30,000, and plot costs of R$20,000.

         Gross profit estimated at not less than R$30,000 per unit.

Plots for sale at R$20k each.

Project to be built out in stages of 5 units each stage, with sales achieved and revenue applied to following stage. Agent will sell forward all units off plan.

Options
1.      Purchase all plots and we will handle the build to a price, if required. Build capital of R$150,000 will be necessary, rolling over to second and third stages.

2.      Partner in the build only, and share the profit, - capital required for this option is in the region of R$150k. Profit share over the 15 units is estimated around R$450,000. 50% share is R$225,000 gross.

Located close to Cidade Campestre (Capuche ) where plots of 10 x 20m (200 m2 are selling for R$32,000.


Price per plot of 450m2 - R$ 30,000, or multiple plots can be negotiated.

Our architect who works with the town hall, has produced a study, which consists of a block of 3 floors with 2 apartments per block of 55m2 each, on each of the 20 plots. The design of these will be similar to those we are currently building close by, but three floors instead of two and only one block per plot.



Project has to be done, and will cost in the region of R$10,000 with repeats of around R$500 per plot .

Selling price of the units will be pitched at R$80,000 and build cost will be around R$33,000 each unit.

Land cost per unit constructed will be R$5,000.

Gross profit per unit estimated to be around R$40,000.





Options

  1. Buyer contracts for say 4 – 10 plots. Each block will require funds of around R$200k. Agent will sell forward once all documentation is in place for planning. Revenue can be rolled over to fund each phase.

  1. Buyer contracts for all 20 plots with a discount.

  1. Buyer can do his own project entirely- for example he may wish to build only houses – dividing the plots differently could produce 26 plots 10 x 30m and 6 plots 10 x 20 m, totalling 32 houses. Plot per unit for this would cost around R$16,000, with build costs around R$28-30k gross profit per unit would be around R$36,000 per unit.

  1. Buyer can offer permuta-  say R$250,000 plus 6 houses, or in the case of 120 units of apartments – 15% of construction.



The study for the 9000m2 land is for 3 floors, with 6 units in total on each plot of 450m2. Design could be similar to the above, or the architect can design something totally original.
