To give you an example....
We have a 40 hectare parcel very close to the new airport.
The land has direct access to 2 main highways and is only 5kms north of Natal city.
The land can be subdivided into 1300plots (of 10x20mts)
Each selling for minium of 30,000reals
The 40hectare owner is asking 25reals per m2=10 million reals.
He is willing to receive a 20% down payment from the buyer/developer and a 30% share of the plots= 390plots
The buyer/developer will obtain licensing and then lay the infrastucture for the plots in 4 phases.
He will be able to start selling the plots as soon as he gets the licensing(6-10months)
The plots are expected to sell-out within 6months(as has happened with neighbouring projects)
Projected return on the plots for the buyer will be approx; 920x 30,000= 27,600,000 reals-minus costs=
Approx 18-20million reals profit.
This is just one scenario.
Brazilian and foreign companies are replicating this formula and making substantial profits to re-invest in ever bigger developments.
