Most of the overseas clients we meet looking for a brazilian beach property want the same thing,sun,sand laid back lifestyle and a great sea view,60-70% of our clients come here to buy oceanfront property and a fair percentage end up doing just that.It doesn`t have to cost a fortune either.We have sold beachfront homes in Natal for as little as $30,000 over the past 5 years.Let`s not get into the selling of brazilian property here though.....
I would like to enlighten you a little more on the logistics of buying and transferring beachfront property here in Brazil.

There is an additional step plus tax to pay when claiming ownership of beachland.
Brazil has a coastline of over 7000kms and technically all beachfront land belongs to the navy.This came about in the 1850`s when the country was on a war footing and needed to commandeer territory to launch attacks by sea.Times have changed over the past 160years,the law has not.The good news is that you are able to lawfully own and occupy beachfront land by paying a one off tax at purchase and a yearly tax on occupation.
The transfer tax (laudemio)of 5% is calculated on the value of the property(as evaluated by the local municipality)
The tax slip can be emitted on-line by going to the marine department site;

You just need to type in the registration number(RIP) plus value of property and this tax will be calculated automatically.After paying this at Banco do Brasil you must wait around 10days for the payment to clear and can then take the receipt to the notary office for them to draw up the deed.
After the paperwork is finalized and deed publicly registered...there is a further step that is often overlooked...I know because I have been guilty of overlooking it in the past!
The property needs to be transferred through the marine department before you can gain absolute legal ownership.You need to go back to the marine office and fill out a form with all the details of the buyers,sellers,characteristics of the property etc.You also need to bring a batch of authenticated/notarized documents for your application.Providing all is in good order your process is sent to Brasilia and registration confirmed within around 90days.
